EDIT: move lightning rod 1 block higher otherwise lightning might reach villagers and make witches.
-If still having trouble with breeding replaces beds. If your babies growing up are clipping out you are having more babies spawn in than what's normal (clipping generally fixed in 1.21).
-If you having trouble getting villagers to take beds or workstations remove all other ones in 48blocks from farm.
-If you having trouble with beds being taken/selpt in by villagers move closest 2 beds to on top of farther 2 beds. And add open trapdoor as in image: https://imgur.com/a/CAQbL1n
